  1. I own a home about a 1/4 mile west of the San Mateo/Kathryn intersection just on the edge of the International Drug District (IDD), aka War Zone. The neighborhood is nicknamed “Fringecrest” but I prefer “war zone light”. I own an 8-unit complex about 1/4 mile east of the same intersection in the IDD. In Sept, 2023 my USAA property insurance on the apartments went up 45% while on my home went up 5%. I had not filed any claims on either property since 2018. I called USAA why the discrepancy, but I could get no answer. The only possible explanation in the discrepancy of is the increase in arson, vandalism, and other crime in the IDD. The zombie apocalypse means much higher insurance rates on my apartments. Liberals say “Oh there are so many unhoused because of greedy slumlords”. Well there are greedy slumlords, but the zombie apocalypse has also dramatically increased the cost of maintaining and insuring apartments. Arson is a big problem in the IDD. On my street, in the past few years, a 4-plex, a dumpster, and a communication junction box have caught on fire thanks to the zombie apocalypse.
